Application and Document Handling Disclosure

This disclosure explains what happens when an applicant submits a rental application or uploads documents through Webassy.

1. Who Receives Your Application

Your application and documents are submitted to the landlord, property manager, or company account associated with the rental you selected. Authorized users for that company may review your application, documents, status, and follow-up materials.

2. Information You May Provide

The application may ask for personal, identity, contact, address, employment, income, household, pet, eviction, and supporting document information. Uploaded files may include pay stubs, proof of income, government ID, references, explanations, or other documents you choose to provide.

3. Webassy's Role

Webassy stores and transmits application information for the landlord's rental workflow. Webassy may let the landlord request tenant screening through a third-party hosted screening provider. Webassy does not approve, deny, rank, or score applicants.

4. Landlord Review and Legal Duties

The landlord or property manager is responsible for application criteria, applicant review, leasing decisions, required notices, fair housing compliance, and any tenant screening laws that apply to their rental process. If a landlord uses a screening report, the landlord is responsible for applicant consent, permissible purpose, adverse-action notices, and other consumer reporting obligations.

5. Third-Party Tenant Screening

If you receive a tenant screening request, the screening is completed on the screening provider's website. The provider may ask for identity details, authorization, and payment. The provider's terms, privacy policy, fees, report access, dispute process, and support process apply to that screening workflow. Webassy tracks that the request was sent and opened, but does not collect your screening-provider SSN or store raw consumer reports in the initial hosted workflow.

6. Documents and Access

Documents are stored in private application storage and are not intended to be public. Webassy records document upload and download activity for audit purposes. Do not upload files that are unrelated to the rental application or that you are not authorized to provide.

7. Applicant Account

After submission, Webassy may email you a link to create an applicant account. The account lets you upload follow-up documents and view your application status when the landlord's subscription allows it.

8. Accuracy and Consent

By submitting an application, you confirm that the information you provide is accurate to the best of your knowledge, that you are authorized to submit the uploaded documents, and that Webassy may store and make the application available to the landlord's authorized users for rental application review.

9. Questions

Questions about a rental decision, application criteria, refunds, availability, lease terms, or required notices should be directed to the landlord or property manager. Questions about Webassy privacy or technical support can be sent to admin@webassy.com.
